The Bryn - Andersonville

 

Not every Airbnb is created equal. Some simply serve a purpose. Others create an experience.

This project was designed with a very clear intention—to transform a residential property into a boutique hotel-level Airbnb in Chicago. A space that immediately stands out, feels intentional, and leaves a lasting impression, both in person and through the lens.

From the beginning, the goal was not just to make the space look beautiful. It was to create an environment that feels elevated yet comfortable, visually striking yet easy to live in. A place where guests feel something the moment they walk in, but also feel at ease enough to stay, relax, and come back.

Chicago has a strong identity, and this design embraces it without becoming overwhelming. You’ll notice subtle references to the city throughout the space—urban-inspired graphics, large-scale wall treatments, and a visual rhythm that echoes the architecture outside. These elements bring energy into the interior, while the rest of the palette softens the experience through warm wood tones, layered textures, and clean, modern lines.

That balance was essential. In a short-term rental, guests are looking for something unique, but they also want comfort. They want a space that feels curated, but not intimidating.

What truly defines this project is the level of customization. Every element was considered in relation to the space, not just selected individually. Ceiling treatments were designed to shape the perception of each room. Lighting fixtures were chosen not only for function, but as sculptural moments that anchor the design. Wall paneling and material transitions were used to introduce depth and rhythm without overwhelming the eye.

Even the more graphic moments—like the striped ceiling—serve a purpose beyond aesthetics. They guide the eye, expand the space, and create a memorable experience that guests are likely to photograph, share, and remember.

This project also included full FF&E procurement and implementation, ensuring that the final result stayed true to the original vision. Furniture, lighting, and decor were carefully sourced, coordinated, and installed with precision. Every piece had to meet a very specific criteria: it had to look good in photos, perform well with frequent use, and contribute to the overall feeling of the space.

Because in Airbnb design, execution matters just as much as concept.

Designing for a short-term rental requires a different mindset than designing for a private residence. It’s not just about the person living there—it’s about many different people experiencing the space, each with their own expectations. The design needs to be intuitive, durable, and visually impactful, all at the same time.

This space was designed to stand out in listings, to photograph beautifully from every angle, and to create multiple moments within the home that feel distinct yet connected. At the same time, it maintains a sense of calm and cohesion, allowing guests to feel comfortable without distraction.

The result is a space that feels elevated but not forced. Modern but not cold. Designed, but still very human.
